More than a realtor.
A builder, inspector
& advocate in your corner.

I’m Mitch Loberg — a Creston REALTOR® who’s also a Red Seal carpenter and engineering technologist. I read the house, the land, and the contract the way most agents can’t. And I don’t disappear after the sale.

Beyond the sale

Most agents sell you the house. I make sure it won’t sink you.

Thirty-five years in heavy industry, a Red Seal ticket, and an engineering-tech background mean I catch the things that cost families their savings — bad water rights, illegal septic, electrical that should never have passed, zoning that won’t allow the dream. Here’s where that goes to work for you.

01

Building & structure

A Red Seal carpenter's eye on the bones of the house — framing, foundations, roofs, renovations. I see what inspectors photograph and what listings hide.

02

Zoning & land use

What you can actually build, subdivide, or run on a property — before you write the offer, not after.

03

Water licences & rights

I know how water licences, wells, and shared lines really work — and I've cleaned up the messes other agents created by never checking them.

04

Septic & systems

Septic, electrical, and off-grid power. I make sure you have the right to inspect — and I know when a 'minor fix' is a $20k rewire.

05

Off-grid & rural

Years living off-grid up north. Rural acreage, cabins, and remote builds don't scare me — they're where I'm most useful.

06

Aerial & photography

My own drone and camera work. Your property shown honestly and at its best — no stock photos, no surprises.

Why Mitch

I got my licence at fifty. The 35 years before it are the point.

Red Seal carpenter. Engineering technologist. Thirty-five years in the oil patch running multi-billion-dollar jobs. Off-grid living up north.

That’s not a résumé — it’s the reason I’m worth a call. When I write a contract, I make sure you have the right to inspect the septic, that the water licence is real, that the wiring is legal. Most agents can’t, and families pay for it.

I can’t take fifty listings and answer none of my calls. I take fewer, and I see them through — the inspection, the second opinion, the mess nobody else will untangle.

Who I help

The situations I know best.

Not every sale is a move-in-ready home in town. These are the properties and situations where my trades background and patience make the biggest difference for people in the Valley.

An older, neglected bungalow on a snowy Creston lot

Distressed properties

Foreclosures, estate sales, and neglected homes — I read what's really wrong, and what it'll cost, before you commit.

A weathered stucco character home needing renovation

Handyman specials

Fixer-uppers priced for the work they need. A Red Seal carpenter tells you which projects are a weekend and which are a money pit.

Rural-to-town moves

Ready to leave the acreage for something in town? I make the move off rural living simple, and never rushed.

A red barn-style home with a paddock on acreage

Rural properties

Acreages, hobby farms, and homes on wells and septic — the rural systems I actually understand and inspect.

A tidy bungalow being sold on behalf of family

Power of Attorney sales

Selling for a parent or loved one under Power of Attorney — handled with patience and the paperwork done right.

A modest home on a treed Kootenay acreage

Affordable acreages

Land and off-grid-ready acreage that still fits a real budget across the Creston Valley and Kootenays.

Representative property types — not current listings.

Where I work

The whole valley — including the parts that need a second look.

From in-town lots to off-grid acreage across the Creston Valley and the Kootenays, I help families understand what they’re really buying — and what to check before they commit.

“Mitch caught a water-licence problem that would have left us without water for years. He didn’t have to — he just won’t let people get burned.”
